Broken Arrow, Roland Team on Office Project

The Broken Arrow City Council has approved an agreement between Phil Roland Investments and the City of Broken Arrow that paves the way for construction of a 42,000-SF retail and office building in StoneWood Hills.
The agreement calls for the city to provide $120,000 of infrastructure funding for the project, which will be built on land owned by Roland, north of Albany Street. In exchange, Roland Investments has agreed to construct the 42,000-SF building with an attached $750,000 parking garage.
The advantage to the city, according to Assistant Broken Arrow City Manager Dave Wooden, is the agreement will allow much denser development than would ordinarily be possible because the site – without a parking garage – will only support a 12,000-SF building.
The infrastructure to be provided will include 2,000 linear feet of 10- and 12-inch water line, 1,000 linear feet of concrete curb and gutter, 3,000 square yards of asphalt paving and 720 square yards of concrete paving.
Roland Investments will provide the engineering plans for the infrastructure.
