Group M. to Make Over Max Campbell

The Max Campbell building may soon be getting a bit of a makeover, thanks to one Tulsa company.
Group M. Investments Inc. purchased the historic building, which sits at 11th and Columbia, near the University of Tulsa.
The site contains approximately 50,000 SF, with 16,728 SF on the ground floor and 12,662 SF upstairs. The property sold for $840,000. Vicki Tapp of McGraw, Davisson, Stewart represented the buyer. Jono Helmerich and Mitch Adwon of Adwon Properties, Inc. represented the seller.
Aaron Meek, owner of Group M. Investments Inc. said he plans to restore the building turning the space into a hotel with an events center and restaurant in the bottom level.
“It is my understanding that the building was originally a hotel on the top stories, and the bottom was used as retail space,” Meek said. “We have gotten enough interest to where we are going to go back to that original purpose.”
The project isn’t new territory for Meek, who he said worked primarily on the restoration of older homes and properties in the mid-town area.
“We love the old buildings and love getting them back to their original state,” he said. “We’re working on another project down the street that we’re turning into lofts.
“We love Midtown, and we are excited to see it getting restored to it’s original lustre. The only problem with these projects is that they are expensive, and end up being kind of cost prohibitive.”
Meek said the project is still in the preliminary stages.

MidFirst Branching Out
MidFirst Bank will soon branch out around Tulsa, according to First Vice President of Marketing Daniel Adams.
MidFirst recently purchased the Ranch Acres Medical Center at the northwest corner of 31st and Peoria from Evergreen Management Company, represented by CB Richard Ellis/Oklahoma, and the southwest corner of 61st and Lewis from Magnolia Oil & Gas, LLC, represented by Venture Properties. Jim Stephens of Adwon Properties, Inc. represented MidFirst in the former sale, and Rob McMahon of Adwon Properties Inc. represented the bank in the latter. MidFirst paid $2,300,000 and $1,495,000, respectively, for the properties.
Adams said structures at both sites will be razed to make room for new banking center buildings, but that a time line for construction is still unknown.
“Both of the sites in question are in the earliest stages of development, so no specific time lines have been determined,” he said. “However, I can tell you that the current hope is to open 61st and Lewis sometime in late 2009 and 31st and Harvard sometime in late 2010.
“Since these are existing properties, there is more involved than a standard new build on raw land.”
Adams said ground breaking ceremonies will be announced at appropriate times.
Adams said the locations were chosen because each “provides a well established retail and business environment, as well as fully developed residential. MidFirst Bank has a very nice offering for both the consumer and small business and is excited to bring [its] unique brand of banking to both neighborhoods.”
“MidFirst Bank is extremely excited at the opportunity to add these two new banking centers to our Tulsa network,” said Ed Fariss, executive vice president. “These new locations will add more convenience for our existing customers and will allow MidFirst to better serve some of Tulsa’s most established areas.”
Adams said that, while construction has not been bid out on the projects as of yet, the architect on each project will be Bockus Payne Associates and that, while the plans are not yet finalized for either project, MidFirst expects the square footage for each building to be approximately 4,500 SF.
The plans for expansion don’t stop with the two new Tulsa locations, Fariss told the Tulsa Business Journal in an August interview.
“MidFirst Bank continues to stay focused on long-term growth initiatives, and we hope to develop a significant presence in the Tulsa market over the next five to 10 years,” he said. “We have six banking center locations under development in the Tulsa area – two in Jenks, two in Broken Arrow and two in Tulsa – and we will add a new office in the Utica Place building for our private bank group in November.
“We continue to look for new banking center opportunities in Tulsa, Phoenix and in-fill opportunities in Oklahoma City with the goal of providing customers with more convenience.”

Targeting South Tulsa
Target Corp. announced its purchase of the 582,610-SF, 13.37-acre, tact of land on northeast corner of 101 Street and Memorial Drive for a total price of $5,389,150, or $9.25 per SF.
The seller was 1995 Land Co. LLC, and Stan Frisbie and Tony Lombardi of Stan Frisbie Real Estate LLC, acted as transaction brokers.
The lot, adjacent to Jim Norton Toyota and the Ridge Pointe residential development, will be the location of a “to be” upscale 245,000-SF shopping center named South Town Market. The site will be developed as a 187,673-SF Target SuperStore, with groceries and 60,000 SF of shop space for lease and four out parcels.
Direct Development of Dallas, a company in which one of the partners is former Dallas Cowboy Troy Aikman, will develop the site.
Leasing of the out parcels and shop space will be jointly handled by Stan Frisbie Real Estate and Direct Development.
Cowen Construction Gets Green
Tulsa’s Cowen Construction is set to sponsor the U.S. Green Building Council’s Green Advantage Training on Nov. 1, 2008, at the Tulsa Technology Center, 3420 S. Memorial Drive.
According to a press release from the USGBC, 25 states have passed or are considering legislation that would require government-funded projects to meet the U.S. Green Buildings Council’s LEED building standards. Forty-eight cities, including New York, Los Angeles and Chicago, have adopted LEED standards.

Crafton Tull Sparks Establishes New Department
Crafton Tull Sparks established a planning department that will facilitate the development of a client’s vision and provide guidelines for enhancing the quality of life for a site, a campus or a community.
Dave Roberts ASLA, will spearhead the group as vice president of planning. Roberts has a bachelor’s degree in landscape architecture from the University of Arkansas. He is a member of the Arkansas State Board of Landscape Architects, the University of Arkansas School of Architecture Advisory Board, and has served as president of the American Society of Landscape Architects Arkansas Chapter. During his 19 years of experience, he has worked on several award winning and LEED projects.
“We take a holistic approach to planning a future development,” said Roberts. “A master plan should not only help locate future facilities but also provide strategic direction for the client. These strategies outline design standards and implementation strategies in phases.”

New Hire at Hilton
Packard Hospitality Group announced the new director of sales and marketing at Hilton Tulsa Southern Hills, Donna Keffer.
Keffer brings 10 years of experience to the position. She has knowledge of sales from her work for Starwood Vacation Ownership and most recently as director of sales for Embassy Suites Denver Southeast.

Hilti Dedicates Habitat Home
As part of an ongoing effort to make affordable housing a reality for Tulsa families, Hilti dedicated its fifth Habitat for Humanity home Oct. 19. The new homeowner, as well as Habitat and Hilti representatives, attended the event.
About 150 Hilti employees contributed their time to building the company-sponsored house over nine work days.
