Swadener Rolls Out New Venture: SGF Commercial

Tulsa’s Swadener Investment Properties LLC recently expanded to create SGF Commercial Real Estate Services LLC, specializing in sales, acquisitions, management, leasing, tenant representation and construction management for buyers, sellers and owners of third-party properties in the Tulsa metro area.
Mark W. Swadener, chief executive manager of Swadener Investment Properties, will serve as a partner and chief executive officer of SGF Commercial with Dru B. Graham serving as chief operating officer and partner. Braxton Fears will serve as director of leasing and sales.
SGF Commercial will be located at 5810 E. Skelly Drive, in Remington Tower. The division already has acquired numerous land, leasing and sale listings, including 26 Oaks Condominium Offices, the FWO Building and Bridgeport III. Its principals were also recently involved in the sale of Bridgeport III and assisted in the transition to new ownership.
Swadener, a licensed real estate broker, has been actively involved in commercial real estate since 1985. He has been working in the Tulsa market – acquiring, operating and leasing more than 20 properties and over 900,000-square-feet – and has experienced
many changes in real estate trends over the years.
“Tulsa’s market has seen a substantial increase in value due to the high sales prices currently being achieved and the desire of out-of-state investors to own Tulsa properties,” Swadener said.
Graham, a licensed real estate associate, has been involved in commercial real estate and property management since 1988. She has managed over 800,000-square-feet of commercial real estate with a current portfolio of over 500,000 square feet. She also has more than 10 years of experience in project and construction management.
SGF Commercial’s 10 full-time and seven part-time employees also bring cost containment and professional integrity to the table, Graham said.
