The New (Old) Luxury

A century ago, the Brady Heights Historic District was one of Tulsa’s most opulent neighborhoods. Today, while the lustre has certainly worn off, the sophisticated homes have retained the style and charm that singles them out as historic treasures.
The Brady Heights Historic District encompasses parts of four neighborhoods: North Tulsa, Brady Heights and Burgess Hill, all of which were platted pre-statehood, April 16, 1904, June 18, 1906, and April 25, 1907, respectively, and The Pouder and Pomeroy (on the northernmost end of the district), platted Sept. 29, 1913.
The area derives its name from Tate Brady, builder of the Brady Mansion, 620 N. Denver Ave, and includes all buildings and homes with frontage on north Denver Avenue or north Cheyenne Avenue, as well as their connecting streets, from the Inner Dispersal Loop to Marshall Street.
According to the Brady Heights Neighborhood Association’s Web site, www.bradyheights.org, Brady Heights was the first residential neighborhood built outside of downtown, and was once one of Tulsa’s most opulent.
The area fell into disrepair in the 1960s and ’70s.
The major turning point for the aged beauty came in the early ’80s, when Brady Heights earned the distinction of being the first Tulsa neighborhood to be placed on the National Register of Historic Places.
In 1999, the area was granted the protection of Historic Preservation Overlay Zoning, meaning that all renovation and new construction must first go through an appropriateness committee, a rare measure (only 3 percent of Tulsa’s home have such zoning) to ensure the historic character of the neighborhood is kept alive.
Now, Tulsa does not lack in grande historic neighborhoods, but what sets Brady Heights apart from Maple Ridge or Swan Lake is how it has embraced (in part out of necessity) the new American luxury — a quality of life not measured in square feet or marble countertops, but in relationships.
For what is one of Tulsa’s most definably diverse neighborhoods in terms of wealth (homes range from below $30,000 to upwards of $300,000 on the same block) and social demographics, there is an incredibly tight sense of community.
The Brady Heights Neighborhood Association is one of the more active associations in the city, in large part responsible for the historic designation three decades ago, and for the overlay zoning.
Residents gather in a community garden (read more on page 20) in the evenings.
And everyone looks out for one another. While photographing area homes, one TBJ reporter was questioned several times by concerned residents looking out for their neighbors.
As the Tulsa Business Journal was searching for the subject of its 2009 neighborhood profile, the age and architecture of the Brady Heights Historic District, which ranges in scale from prairie-style homes to large American foursquares to looming mansions, initially attracted us. But it was the sense of community that roped us in.
